Property Maintenance Services 2009
A reliable, efficient and friendly property maintenance service for property owners in Puglia. The service has an UK based office where we can be contacted between 9am and 5pm from Monday to Saturday. Alan & Ruth run the maintenance and cleaning services in Puglia and live near to Ostuni. Meet & Greet:
To include, meeting client at designated location, taking to property, show around property, and hand over keys.
(NB. All deposits to be taken in the UK, by owners, at time of booking. See notes to follow.) Return to property at end of stay, check for damages and retrieve keys. Report back to owners regarding any damages - €50 euros.
This service also includes a 24 hour emergency contect number and help-line for any problems at the property.
NB.Emergencies requiring ambulance, fire brigade or police services will be dealt with without charge. Any other type of call-out, requiring us to attend the property will be charged at a rate of €15 euros (plus cost of any labour/materials required)

Cleaning Service:
(Indoors & outdoors) minimum of two hours. - €12 euros per hour
Cleaning products & materials supplied by ourselves, unless owners have special requirements they wish to provide us with.

Linen Service:
Double bed set, consisting 2 sheets/4 pillowcases - €12 euros Single bed set consisting 2 sheets/2 pillowcases - €10 euros Double bed set consisting 1 duvet cover, 1 sheet/4 pillowcases - €14 euros Single bed set consisting 1 duvet cover, 1 sheet/2 pillowcases - €12 euros Towels (any size) €2.5 Euros
The laundering of teatowels & provision of washing-up materials i.e. sponge & cloth are provided free of charge.
Mid stay linen change (up to 3 bedrooms) - €20 euros plus cost of linen
Each additional bedroom - €5 euros per bedroom

Pool Cleaning & Chemical Checks:
All chemicals to be paid for by owners - €25 euros per visit.

Welcome Pack:
Owner of the property to decide on and pay for items to be included in the pack - €10 euros to procure.

Water & Gas:
Water and gas levels are checked as standard in preparing a property for rental.Should top-ups be required, the following charges apply:
Meet driver for water deliver - €15 euros
Meet driver for gas delivery - €15 euros
Replacement of gas bottle - €10 euros

ADDITIONAL SERVICES
Mailbox check & Electricity bill payment:
Hold keys & check mailboxes in Ostuni. Retrieve bills and pay at Post Office - €10 euros per bill.
Arrange annual renewal of mailbox - FOC.

Security Check:
This service includes a weekly visit to the property, ensuring all gates,doors,windows etc are secure. Internal inspection of all rooms and airing of property.
€60 euros per month (Paid by DD, based on 12 months)
€20 euros per week (Invoiced based on weeks required)

ICI & TARSU:
Set up with accountant and collect bills - €60 euros (Plus accountant's fees,approx €100 euro)
Payment of subsequent bills - €10 euros per bill. General Building Maintenance - POA

Deposits:
We request that all deposits be taken at the time of booking in the UK. We have experienced situations where guests do not have the deposit available and this has meant a return journey to the property in order to obtain the deposit.In certain cases,guests have claimed not to have been told that a deposit was required.In order to avoid unneccessary complications for owners and ourselves, we feel the deposits are best taken in the UK. From the guests point of view, many have stated that they would prefer to pay the deposit in the UK so they are not left with a considerable amount of euros on the day they return to the UK. Thankfully, due to the standard of client we encounter, damages are generally negligible(eg.broken glass/plate) and can easily be replaced by ourselves.Larger/more expensive items which may be damaged, and possibly not noticed at the time of check-out, will immediately be reported to the property owner who will then have time to decide on the amount to be deducted, prior to returning any deposit to the guests.

Invoicing:
We have kept most of our pricing as it was in 2007 but in oder to support this, we have to make a slight adjustment to our method of invoicing.Invoices will be issued in euros but we will advise the exchange rate in accordance with the Halifax exchange rate on the day of invoicing, and state the Sterling amount to be paid. This will be the rate at which we are able to withdraw the funds in Italy. To offer an alternative method of payment, we have recently set up an Italian bank account.Should you prefer to pay euros diirectly into this account, please let us know and we will provide you with the account details.
